Plus most agents are completely unorganized, don't return calls/emails etc. and finding a reliable one in some remote corner of the US isn't worth it to me.The only time I make an exception to this is when I'm researching the property online (zillow, trulia, redfin etc) and while looking at other properties in the neighborhood I see an agent that sold something similar fairly recently.

If a seller wants cash in less than a month, wholesaling for 40k will get the job done.Whatever the reasons, did doesn't matter from an investors perspective.  

You can find all of the lists you want online and the forums:  cash-flow, appreciation, quality of life, job growth, etc.  

No matter what creative idea I try to give them, they wont listen.

Yes, just make sure prior to close on the property you speak with them and see what their rules/policies are on the matter and be prepared when that time comes for the property.

It's been a while now into Cody Sperber's fast track program learning how to wholesale real estate online, but I haven't pocketed any profits yet besides the education.

Or you can just buy commercial grade mold killer at Home Depot and DIY.However, no matter if you hire a service or if you do it - the mold will likly come back if you don't correct the condition it got it to flurrish.
