You can pick whatever is easier or more beneficial.Deduct the actual expenses like gas, insurance, lease payments, repairs, oil, car washes ORDeduct the standard mileage rate (65.5 cents per business mile for 2023, 67 cents per mile for 2024)Both methods require you to keep track of total business and personal mileage.If you deduct actual expenses, you can only deduct the business use percent.If you deduct the standard mileage, you can only deduct the business miles.

Hard for me to see how we navigate all that unscathed (and there’s more- rampant social media misinformation, bitcoin, US dollar as reserve in question, China autocracy, and of course there’s still the Middle East…and oil.)So if something big happens you have the option to cower and cover your head, knowing you have access to more emergency heloc funds, or go big and bold and make new investments in unprecedented times.

That is why making sure you have a detailed checklist so when you do get that commercial property you have a team (management, service vendors, etc...) that you trust ready to go so it is a well oiled machine with no hiccups when ownership transfers
