Thanks for the nice compliments --- as for an exclusive agency with a conventional agent - i would say no - but if you are dealing with a Fiduciary Buyer's Broker (one with years of experience - one who will look at Expired Listings and FSBO's - well yes - especially if you have an agreement to pay that agent a fee for the unlisted properties you purchase)

Id contact a CPA.If it is a 2-4 unit it gets tricky because the capital gain tax exclusion gets muddy.
