So if I engage in a lease option and the owner doesn't pay his taxes or even his mortgage do I the lessee have any protection on my option or can the lender just foreclose or the tax authority put a lien on the property.

I recently got engaged and am lucky enough to have found a fiancee who is financially stable, we're currently saving about 80% of her salary to move in to a new house in 2 years.The plan starting in 2 years: We will have a sizable amount saved for a down payment, so my plan is to take about 15k, pay down my current mortgage and refinance (I estimated 120k, 30y, 4.5%).

It was closer to the terms of a traditional lender and that is the only type of lending they targeted was seller financing deals where the seller wanted to engage in a 1031 exchange and this was a great solution that was also a quick turnaround because they understood the need to comply with deadlines.

I have found them to be much more educational and engaging than any of the Meetups I've attended, unless you're a fan of drinking, not learning anything, and being pitched to sign up for expensive training or asked to work for someone else for a fraction of what you would be paid on your own.

Im not sure if that sounds too harsh, as most on the commission are actually pretty nice people...its just in Maryland the MREC's main goal is to protect the consumer....so with that protection comes a lot of scrutiny from the commission.It is mostly a moot point anyways though, as you will find it incredibly hard to find a broker who will let you engage in wholesaling.
