Neither one has been tested in court but I assume they are legal/good.I think you're asking if Indiana requires Tenants to pay for certain items and Owners to pay for certain items and if it's mandated here for Owner's to cover certain items in general and if those answers vary for SFH and Multi.

I don't follow how the tax treatment is different when you have vacancy.I guess if I only owned one rental property and it sat vacant 365 days a year, then yes that would appear more like a hobby.

I reluctantly accepted the offer as small claims will not enforce a payment and tenant could have appealed a loss and escalated this to superior court where lawyers would be running the show and I would ended up with nothing.
