IF I recall, this this a duplex and you mentioned that the roof is near its useful life so lets say 3-4K within 3 years, also one other major component like the HW tank, so another 1.5K.

The best turnkey companies I know have the following components: good communication (you'd be surprised how bad it can be in turnkey world), good quality properties, and good property management.

All basic Microsoft office components are great ways to present your real estate deals in either a public speaking environment or an Internet file transfer.

Risk/reward is a key component to evaluate, and I would put regulatory complexities on the risk side of the equation.Better approaches more suited to an IRA would be to have the IRA be a private lender and loan money to other unrelated flippers, or to buy a property with IRA funds and a mortgage that would be held long term for rental income.Keep researching and get on the phone with a few professionals in the field. 

What do you do with your rental properties when the roof, AC, and other major component start failing on a long term 30 year loan, buy and hold real estate investing.

I view the main components as being:1) Money  2) Deals  3) ContractorsSometimes I have more deals than money, other times I have the available money but not enough deals and other times I have the money and the deals but my contractors' plates are full with my other jobs. 

Set money aside to replace these major components as these things age.
