Replace the hanging porch light with two oversized fixtures on each side of the door, and clean the roof.These are a few quick sketches to give the little house a big personality, and that's what sells.

Contractor replaced the bad subfloor and sistered the rotted beams in the wall.Many light fixtures were missing and we installed new ones ourselves.The water heater shorted out and blackened the inside foam pad.  

hello, I am brand new to Bigger Pockets.

I am a brand new Real Estate Investor.

Using $10.sqft(light), $15/sqft(bad), $20.sqft(really bad)and $30/sqft for awful as criteria.

Could anyone shed some light on the rental market for single family homes in these areas—demand, turnovers, ballpark vacancy rates and I suppose overall “trend” of these areas in the last few years?

Could everyone shine some light on this issue.

I'm intrigued by small apartments, but am light years away from that.
