Finding and screening the best quality tenants will alleviate a lot of these concerns about the lease.

@Lee Ripma  The percentages can actually be higher than the estimates above with a quality, engineering-based study, the IRS' preferred methodology.

With plumbing, I am of the thought that I can get a pretty good feel for the quality of the work by looking at what I can see, and then fix anything that shows up later.  

We grab any quality LVP that's discounted, the last was enough to do a couple of laundry rooms & a foyer, $12/box of 23 sqft. 

Does anyone have good  recommendations on some quality skip-tracing companies to use?

I've gotten qualitied tenants but they want a lot of concessions like parking in the garage and they have a dog despite me saying no pets on the application. 

But finding "quality" deals on FB, might be a challenge.

Also, this sounds like a situation where the tenant is getting "free" housing so they're less likely to be picky on quality.

Equity/partnerships are messy: Goals, personalities, egos, lifestyle changes can all make partnerships go astray.Your grandfather could have been wealthier, perhaps much wealthier with partnerships, but I would almost guarantee he had an amazing quality of life. 

It wasn't the cabinates that got to me; it was knowing I spent so much time working for someone else that quality time with my wife and investing in my future had to be crammed in at the end.
