This is a tough question as there are so many variables outside of the square footage that will come into play when calculating repair costs.

Reason being that the linear footage from the meter to my house is pretty long and there's not a main water line on my street.

They called to see if we had video footage for their insurance company.  

We are in escrow and our appraisal came in at the purchase price but is based on square footage that is 160 sq ft bigger than tax records.

Raising value on SFH is more about appearance, square footage, neighborhood, etc.

So here is the question: When evaluating ARV, if we have a 3 bed and a 5 bed of similar size, build, condition etc, how much value do we give to the extra bedrooms for the 5 bed, when the square footage is the same as the 3 bed? 

Luckily my parents live across the street so I know the neighborhood is good and I believe my parents taxes were $3800 which is a comparable in square footage and rooms.

Another way to state this is PSF I of the JADU is lower than the PSF when that footage was part of the existing primary house.  

Hello,Instead of selecting a deal that requires major renovation, I am thinking to select a cosmetic flip deal and then adding square footage by adding more bed rooms/ living areas as part of BRRRR strategy. please share any thoughts/experiences with this approach that I need to consider.  

These adjustments are based on varying conditions, upgrades, square footage differences, views, floor plans, etc.
