You could go with the white granite, with gray in it.With granite, you shouldn't have to deal with it for years.

It can be a gray area, but generally if you were not negligent in upkeep (as in didn't ignore requests from tenant that there was a possible issue) you aren't liable for the tenant's belongings.

It might be a gray area and even if you are legally required to, it would be require considerable legal action on behalf of the tenant to force you to comply with ADA (I'm not an attorney).Another question, is your unit attractive to other tenants with disabilities?
