The area I'm primarily focused on is West Central, which I believe will be a good neighborhood to be in given the gentrification efforts that are currently underway.Not being very familiar with the rental market in spokane, what would you say is a reasonable annual rent increase?

Since I have made the effort to contact him, should I just continue to wait or keep pestering him?

I could have him/her work the leads from my marketing efforts and pay them on commission, which would keep my overhead costs low.  

Anyway, I can go out and get a 10-12% annual ROI with minimal effort in any number of places--buy and hold rentals, larger multifamily deals, JVs, funds, etc.  

In addition a lower priced asset requires mostly the same amount of effort as a higher priced asset, so we acquiring loans with asset values over $100K currently and will keep climbing the price ladder as we have the means to do so.Bob

@Stephen Touma  One thing about a cash business is that you're employees WILL steal from you - and in a liquor store, they'll steal inventory too.For 11 years, I owned a pack & ship store that also did Western Union and like a complete dope, I refused to believe that people who I genuinely liked and trusted would steal from me. 

I have started using this technique and it has helped my direct mail gain recognition and also i have found motivated sellers through my skip tracing and cold calling efforts.

Takes some patience and money because your marketing efforts might not benefit until months or even year later.

You already have some experience and with additional effort, will quickly climb the REI ladder to its pinnacle.
