I am not familiar with Canadian real estate laws so I can not speak to them.  

So the stage is set for a global financial meltdown.

My accountant (and most Canadian real estate books) affirm that replacing like for like is NOT capex and should be treated as an expense (which is great from a tax perspective).

The australian and canadians had been very strong in atlanta for sometime but most had been burned by single family rentals....and burnt badly.  

Being able to put economic trends into global or national perspective is a massive part of being in real estate.

More in the macro sense of hurting the US economy and global business conditions, but local employment-wise?
