If you don't tell insurance you're conducting business at your rental, any potential damages could be declined if you make a claim with them as a result of a renter destroying the place.

If you have 1 day to get the deal under contract (which means you wont be able to do an inspection) what contract should I use in order to get out of the deal if i find something i dont like about the property(plumbing issues, etc)

Have a W2 job or a bank wont lend to you and find a multifamily to house hack for a year or so.

The best solution I think is to vet tenants well and find tenants that won’t destroy your house.

so either have cash in the bank or if its a 100k project take the entire 100k out day one so you know u have funds to finish it.. you wont know your heloc is frozen until after the fact  IE you go to access it and it wont work..
