I have gone through the entire process up until the filing of the Writ of Restitution and having the sheriff contact them to vacate.

In Alabama we have to go to the county tax accessor office to file or change homestead exemptions.

I've also used public-record.com for code violations and divorces, i've gone to the county court house to get probate files (which many include the administrators phone number) and also list source for out of state owners and pre-foreclosure lists.  

If the seller wants to file a claim for brokering without a license, the only thing that will matter is what the state determines.

The borrower filed for a homestead exemption for property taxes and even though she had another homestead exemption on another property that she claimed as her principal residence--she was obviously making at least one false statement--we had to treat her as an owner occupant when we foreclosed.
