So, I put up a sign, since I now own the other 6 and his selling to someone unknown could destroy the creative community that I've built up, letting potential buyers know that they need to check with the zoning dept at City of Atlanta, to check on the possibility of ever renovating that duplex.

In fact it can be worse to have bad tenants you get out then if they were just vacant to start.Doesn't keep records = move on or severely low price to cover the risk of the unknown.

of course i would NOT have removed that, its there for a reason and that reason would be to cover a whole and/ or damage. i would have noted that in my report as " unknown damage behind clamp on main plumbing infeed". that notifies the buyer of an issue without directly saying there is a major problem where there may not be one. i would not have " passed" that part of the report. its simple to tell the buyer " i cannot see what is behind this, but it isn't there for decoration.in short, be as absolutely complete in that inspection as you possibly can be.
