of course i would NOT have removed that, its there for a reason and that reason would be to cover a whole and/ or damage. i would have noted that in my report as " unknown damage behind clamp on main plumbing infeed". that notifies the buyer of an issue without directly saying there is a major problem where there may not be one. i would not have " passed" that part of the report. its simple to tell the buyer " i cannot see what is behind this, but it isn't there for decoration.in short, be as absolutely complete in that inspection as you possibly can be.

Cap rates stink here(florida) in general so it freaks me out thinking about all the potential pitfalls in a completely unknown area.

Just by the context of the conversation with the seller, i wouldn't be suprised if the tenant 1. doesn't leave on time and needs evicted and/or 2. trashes the house on the way out the door.Quick Sale ARV: $90kRepairs: Unknown.
