It's always amusing to me that many of the same folks on this forum that routinely trash property managers as completely unnecessary, are simultaneously pumping that they are worth 6 or 7 percent of the sales price for their own expertise.

I'd focus on finding a deal and using a real estate agent if you are uncomfortable otherwise.

Just wondering if you have any actual indication of the neighbors scaring tenants away or if you just think that could be the case. ie, have you had any feedback from potentials like "We like the unit but are uncomfortable with the neighborhood".

The advantage a househack gives you is that you can routinely inspect how a repair or a remodel is doing very easily and a callback won't kill you.
