One last thing, I have even thought if I bought it I would change it back to a 1/1 and 1/1 because that second 'bedroom' on the left side is so incredibly tiny.

Well when people go into this with not enough reserves and the second a renter does not pay and they now have to pay a payment and lets say you did 40 of them ( like one company i bailed out) and they wrapped all of theres and of course now 5 people are not paying the tiny 200 or 300 a month gets used up pretty quick when they are having to debt service evict to turn overs on 5 to 10 of their portfolio.. next thing you know they start defaulting and then the sellers are getting foreclosure notices on a property they no longer own their credit gets trashed and NOW they start calling the AG the DA the RE department etc etc Like Joe Kaiser and many others. its a mess.they end up ripping rents and not paying then it starts to get dicy vis a vi criminal some just do it that way to start never have intention of making payments.
