I am new to Real estate investing and discovered bigger pockets.

The ideal property I wanted did not exist in my market, more Google search, read more articles and discussions on BP and I discovered BRRRR!

And if so, when were they discovered?

There are international equivalents (though not exact) to 1031 exchanges from what I have discovered but I haven't had to do one yet and don't plan on selling assets anytime soon.

I was pretty surprised to discover that it was -- nothing!

So with a recent tenant moving out I’ve since discovered that she had a boyfriend staying with her in my property.

I'm just worried it won't have any bite if the tenants discover this also.I actually do have a different tenant that has been under the threat of my filing for an eviction because of loud music/loud fighting and being a general nuisance to the neighborhood. 

I'm afraid paralysis by analysis is beginning to set in and I'm hoping someone can help me "right the ship" on my internal dilemma I've studied J Scott's book on house flipping and in that book he gives a basic formula of:Maximum Purchase Price (MPP) = Sales price - fixed costs - profit - rehab costs.
