What they are saying has happened to **somebody** and has ruined lives.  

That is why I do not buy into the (MISER) strategy.I lost my dad in car wreck when I was 16, my best friend's dad to cancer, and my grandmother that same year.

That being said, while I'm clearly not the biggest Kiyosaki fan myself, I have listened to enough people far more successful than I am who took life-changing risks as a result of reading his material and are in a much better place today than they would have been had they spent the next 30 years in a cubicle and contributing to their retirement plans.For others, of course, Kiyosaki's message led to a path of ruin.

That's why the majority get a and rap, because many ruined it for the few that have a good system.Heck even op said she's not confident enough with rehab numbers to risk her own money, so she rather wholesale vs flip.

Why spend that much time, thought, and energy trying to ruin someone else's life, rather than spending it to improve your own (and your family's, if applicable) quality of life?

We ruined a bunch of clothes (old red clothes bleeding onto white ones because the "cold" water was hot) until the water company buried those lines.

I don't want to be greedy and ruin tenants' lives, but I also need to consider the best most-practical way to do business.

Work with good people running solid operations, then think about the market you prefer to be in.A weak operator will ruin the best deals in the best markets, I now look more deeply into who I’m doing business with, rather than where.
