You give them $5-10,000 for the option to buyor a gift for move expenses, (you can have this deducted from the original purchase price upon acting on the option to purchase.

I'm with @David Halprin on this one. 13 year tenants could use a bit of a gift.

If they are selling to you at $80k below FMV, the IRS may see that as a "gift" and you'll be responsible for paying taxes on at least a portion of it.
