I am currently working on a big flip, of a property that I never rented. 

Came across this interesting Build to Rent(BTR) concept. 

Tenants have been there for 7 and 10 years respectively, but rent is is about $350 under market value.

I simply budget 5% of incoming rent for maintenance and 5% for future capital improvements and manage the properties as time goes and as things come up.For example, when a tenant moves out, I will look at the property and determine if any rehab/upgrades make sense at that point.

I'm working on helping some clients/friends of mine get their condo rented as a medium term rental, but not getting many hits on it, only one person that never answered me back after multiple calls and texts (stay has to be 30 days or longer).

But surely you can evict if they cause a lot of damage or don’t pay their rent, right? 

Would you rent to them again (why/not)?

In fact, I deposited all the rent to the bank and only paid the mortgage from the account, leaving large amount in balance in checking accounts in about two years.

Hi Jamie,Yes we’re near hospitals and are in Fresno, CA and I think it’s the law of supply and demand as I’ve seen other MTR host now listing their units for sale due to the vacancy.Yes we’re also listed on Zillow as furnished but no leads there.This morning one student emailed to say she’d like to proceed but we had to give it at cost but she’s renting it from June until Feb 2024 so we agreed.I just didn’t know how to target quality tenants as we’ve declined a few due to inability to pay and bad credit.I didn’t know about student.comThank you for replying.
