For all you bears, consider this: the real estate market in 2008 is less regulated than it is today, and barriers of entry as an investor or homeowner are higher than before. 

They will also make sure that your contract complies with local laws and regulations.  

We are in a low supply environment.

UNLESS you personally live in that property, you are operating a ROOMING facility and come under the State regulations for Hotels / Motels ....IMO, think again.

@David FernandezTechnically your boiler is an HVAC system (heating), but I gather you are contemplating replacing the hydronic heat with forced air.If the property is in an environment where there is a significant cooling season, then the extra cost of switching to a central air handler (i.e. heat pump w/ ancillary gas for additional heat), removing the radiators and lines and installing ductwork may make longterm sense.If there is not a significant cooling season, then it would be far more economical to replace your old boiler with a new high-efficiency condensing gas boiler (~95% efficient).  

Ill conceived regulations as well as fear and greed may distort prices in the short term, but supply and demand move them in the long haul.

So although I'm not interested in ongoing support and that "push" to succeed with traditional brokerage environments, I am looking for some initial basic training on executing transactions and marketing.

Under your logic that might presumably constitute "adding" (not just preserving) life, but it is generally recognized that painting of the entire property exterior may be be expensed (even the IRS explicitly recognizes this in its publications and regulations).
