With the prospect of the massive tech bubble bursting anytime & consequent recession, i'd be anxious to hold RE in already high unemployment cities

It's one thing if we were in the depths of the recession and RE deals were appearing left and right, but now there's no rush.

With the 10 and 2 year treasury inverting meaning a recession is 6-18 months away its best not to invest off pro-form.

And when we have recessions every 8 years historically speaking, guess which tenants bump down to cheaper rentals when they take a pay cut?

Have them put in a recess for soap and shampoo.

I am not sure where home prices are heading with the pending recession coming, right now demand outweighs supply so we are not seeing price drops at least in the markets where I am looking , maybe I should wait and see where the market goes.

Plus, if rates do drop enough to consider future refinance, it may be due to recession where home prices drop as well, so your equity might suffer.

There are minor interior/exterior repairs that are needing to be done but we also want to paint, add recessed lighting and replace flooring throughout the townhome. 

The most impressive part is that these life insurance companies have paid annual dividends consistently since inception, through the Great Depression, World Wars, 1970’s stagflation, Great Recession, and now the pandemic.
