I have several questions to answer before writing a proposal and would greatly appreciate any advice whether broad or specific:-What are the advantages of a partnership with a pre-determined percentage of profits shared VS a personal loan with a fixed interest rate?

The “due on sale” clause does not, in fact , legally CAN NOT, prohibit a transfer of property where the mortgage lien is not paid off.

This violates the lease, but rent is paid on time each month, neighbors have not noticed anything unusual, and the tenants are hardly ever there so overall, they are good tenants to have.I am debating ending the lease due to the clear violation, OR adding the new employees to the lease for a fee with regular inspection to ensure only 3 people are staying in the unit.

But I don't think roommate income is a thing, and existing roommate income definitely isn't a thing if it's an apartment you're renting.I recommend you find a local mortgage broker who does conventional loans, give him/her a call, and ask to have a conversation about your borrowing limit *before* going through the pre-approval process.
