So lets say I run the numbers on a typical box in the city, the numbers are good but to me the home might be virtually uninhabitable because proximity to neighbors, no place for pets, and the perceived and realized dangers of the city.

Hi @Richard Antcliff,I second @Dominic Pizzi's take here: rates are only one piece of the puzzle, and there are definitely workarounds you can consider.To parrot @John Morgan, one way to compensate for high interest rates is by buying in markets that spot low rent-to-price ratios.More generally, there are deals to be found regardless of prevailing interest rates—you just have to know where to look.

I just had a short conversation with the wife where they say that the place wasn't clean to those standards when they moved in (which I will admit, that cleaning person did a sub par job with some stuff), and she also claims that their pets are on some flea and tick medication that is suppose to kill the ticks if they get bitten, to which I told her that they could still carry them in.

Since she brake the lease and i was forced to find the tenant who did not meet my requirement and had a pet and i litteraly had three days to get the unit ready for the next tenant do i still owe her the pre move out?

Other normal criteria like min credit score and income won't matter much when you're stuck with a roommate smoker and animals/pets you may not be quipped to handle.
