Hey everyone,I want to dive into and see how well a SFH would do as an STR in one of my out of state rentals.

It was a perfect night, and it had just rained so it was a little foggy but cool.

But I would have to say my favorite part of the conference, aside from networking and connecting with friends that I made through BiggerPockets, was listening to chief economist Brian Beaulieu who gave a great deep dive into the economy.  

The trick is finding an HOA that is friendly to STRs, and as @Melissa Bovee pointed out, nightly rates are generally more correllated with bedrooms than property types so just depends on you doing a little arbitrage to find the best value for your dollar.
