I hope to base my business on solving problems and win/win deals, but if I'm consistently getting more out of the deal than the seller, then my conscience will eat at me and the money in my bank account will be a weight and burden rather than an achievement.Giving to charities is still paying from the money out of the original seller's pocket.Is the answer simply to accept smaller margins of profit and leave more on the table for the seller, or am I failing to achieve my own potential by intentionally limiting myself?

Young kids do not understand that mom needs to work or trying to sound professional on any sort of phone call is a joke but I want to feel that I am pulling my weight, doing my due diligence if you will, and able to be effective alongside my spouse as we start this journey.

.- 60-90 day closing time and higher closing costs than normal (estimate was 9-10k on 150k loan)- $500 application fee (however app ia reviewed before going to board and rejected before app fee is paid if officer feels it will not pass the board approval)- W2 income not needed. 3 yr taxes, business plan, 3 year business projections, weighted heavily on returns from property being purchased and its returns.

It was probably 1-2 hours a week of "work" (cleaning, and guest interaction is all there is really).By renting our 1br in our house we were able to nearly cover our mortgage, allowing us to save enough to buy another property that had a walk out basement that we converted into a seperate apartment space for Airbnb guests, turning our first property into a long term rental.I would recommend using a lighter color pallette, white sheets and comforter.
