I would love to hear from anyone willing to offer advice for novice REI with respect to buy and hold rental strategies, building a network, learning and finding various lending options, etc.This is my first discussion so if I've left out anything glaring please go easy on me.Thanks,Mike

I took my time going through the podcast and reading some of the suggested books, now I feel like I am beginning to understand the benefit of real estate investing and how easy it can be.

I’m thinking when this town was built the houses were in the 170k range and today they would be 210k per dwelling. ( If I’m way off please tell me, OKC is not my market) I think they own 30 houses but for easy math let’s start with 10.

Wall patching is so easy and cheap that you could probably fix this for well under for $100 if you were to do it yourself. 

Keep in mind the Civics usually can sell quick and easy...the Pintos not so much.

I know it's not going to be easy and I'm sure we will run into bumps in the road but really looking forward to seeing how this turns out.

Weekend I take it easy on the body and Monday I'm ready to keep going.If you're doing more than one room, the days where paint or tape, you can start working on other rooms to maximize efficiency and minimize down time.If this is your first time doing ANY of this work, hire a handy man that has great references and will work hourly so long as you buy materials.
