CMBS was more lenient on POH requirements - we received a CMBS loan despite having a high POH count, WWTP and wells.Local / Regional - Might be recourse, but can potentially do smaller loans.I've heard of a few a MHP lenders that will do sub $750K loans - reach out to me if you're interested and I'll see if I can dig it up in my notes.

(I think there was a post comparing this to stocks: in my opinion, real estate appreciation is analogous to equity stocks and real estate cash flow is analogous to income / dividend stocks, especially the higher yield securities that spit out aroudn double digit yields but don't increase in value and normally decrease over time).It sounds like you have the usual "high risk, high reward" scenario.

If they publish in a legal paper or some online database, you can access the information digitally (legal papers have also online subscriptions,) and sort the data by zip code, foreclosure date, etc.Once you have the information, call the owner, followed by an email and last a letter.
