I see far too many try to get into landlord game with limited reserves to no reserves.. landlords need to budget for these issues.. other wise they are just another undercapitalized venture.. assuming renters are going to pay rent on time every time is a big mistake. 

A few more questions if you guys don’t mind:1) Brandon talks a lot on the podcast and in his book about BRRRR investing and it sounds interesting on paper, but knowing myself, I feel like it’s a riskier venture.

I am looking to continue my real estate investing ventures.

I recommend to for people to either by a low dollar performing note so you can understand the overall process and nuances or JV with someone.In both instances you can learn a ton and then decide if the work that is involved (note investing is not passive) is worth it or if you want to continue with other ventures

And as well may know, NYC may not be the ideal place to start off your real estate venture. 

As with the E-Myth I would like to devise a business plan with policy and procedure in which to not only show my lender and CPA team members, but also allow friend and family to understand the seriousness of this venture.
