They seem to think that someone who buys properties for cash would want to give an unknown entity cash. 

I would build in a least a 10 to 15% contiguencey for your unknowns.

Not sure if this was because they were just lookers or were scared of clicking on a link sent to them by an unknown person.  

A lot of unknowns with my first flood house + exterior paint that I don't think it really needed, that was a 5k blow right there.

The cracks, may or may not be significant and many of them look to have been treated (quality is, of course, unknown).

With siding issues and some unknowns, your  $200k budget is wise.

Just keep your mind OPEN to the fact that there may be several (currently unknown to you) methods (or stepping stones) of how you can "GET THERE"!!!

So, I put up a sign, since I now own the other 6 and his selling to someone unknown could destroy the creative community that I've built up, letting potential buyers know that they need to check with the zoning dept at City of Atlanta, to check on the possibility of ever renovating that duplex.
