I wouldn't plan on seeing the property before putting in an offer, but if I put in an offer and it got accepted, I'd go see the property during the inspection.It's good to know that my estimated cash flow is typical for a turnkey property.

I can see the courts so backed up, that your tenants could live the year or more without payment. the kicker, is that to protect your investment, you will STILL need to do maintenance.I wonder, if the law that allows a tenant to live for free, would charge me for failure to keep certain provisions like heat, air, cable, water, sewer and more in place when my funds say no!

The majority of our out of state investors are definitely coming from NY - Queens, Brooklyn and some from Long Island so folks certainly see the value in CT, especially after the recent tenant friendly legislation that NY passed!

If that is the case, I would tell him it works well and you don't see the need to connect it to the wifi and if you did, you are not comfortable giving him access to your wifi information.
