Hello, I just spoke to a hard money lender and it seems to be doable.

Likely you should be prepared to absorb a moderate jump in your policy costs, as that seems to be the norm in the current market that I'm hearing from other clients as well as a broker/investor/prop. manager myself. 

It seems to me that if you are running a MTR it will be common to have a month or more vacant between renters.

After reading all of the complaints on BBB; it seems like CI is selling complete BS.  

Having to pay more for what is ours seems unfair.. but its better than the alternative.

Whether it is purchased from a 3rd party or self-produced does not seem to be a factor. 

Seems like most rentals would be one year before someone leaves rather than the multiyear tenants that I would prefer.

It seems like Denver has alot of these hidden gems, especially in these up and coming neighborhoods. 

Probably they don't or you can watch them get heated up on the spot and make stuff up.Most of the national acts really seemed to be selling something else that probably won't help you.....database software for $30-100/month.
