Maybe some CPA's can weigh in on this, but I believe if you get an interest rate that is significantly below "going rate" the seller would have gift taxes they would be liable for.

if you want to keep them and if they are staying longer, you should address a few of those, a repainting of a room can be seen as a "my gift to you". but those are not normal requests. i have never come across this, btw. and i have been doing it for 6 yrs.
