Which I have done. it. all.To top that all off, the insurance company made me put a new roof on both structures (I think the roof had a bit of life left in it, but ok) - another $11k - and the main house needs around $6k worth of electrical that the previous owner didn't do properly ("fully remodeled" my ***).

You can plug these values into a mortgage calculator and BAM, out comes estimated equity. unless these companies are getting credit level information you have no way of actually knowing how much equity is in the home ( unless you see their bank statement.. )

The lenders I've spoken with start asking for documentation "to validate the financial viability of the business" even though there's clearly more publicly available information from these companies than any kind of private investment.
