I’m currently looking for some advice on purchasing my first full time investment property.I bought my first primary home (single family) in 2016 with a FHA.

   I've now owned my first rental property for about four months and am now looking to purchase my second property. 

Otherwise your best bet might be to network in local REIAs with other investors who purchase at tax sales.

I’ve always been eager to get started but also too scared to just stick my neck out & make the wrong purchase.

I have not purchased in 2.5 years (I purchased $4m in Dec 2021) which is my longest duration without purchase since 2010.  

I've purchased a number of SF deals in VT and it's handled by an attorney. 

We’ve purchased our first property and the project is underway.

Would an underwriter underwrite it as a purchase yet close it as a refinance?
