Dear all, I have the opportunity to invest in a property (a retreat hotel not far from me) as a limited partner.

@Tom DeanIf you're set on the BRRRR strategy in the OKC area, properties under $100k are tough to find on the MLS, especially 1970 builds.

I have had one investment property in Birmingham, Alabama, for two years and wholesale cash-flowing turnkey properties in Central Alabama.

Ive certainly purchased properties at serious discounts to the listing price....but it wasnt just random shotgunning of the offers.What I usually start with when trying to see if a lowball offer is appropriate is having a conversation with the listing agent first.

I guess I need help determining how to locate properties to be able to crunch the numbers. 

Property taxes are wild.

Wesley, I'm curious to hear about your experience as I'm looking to invest in a few properties.

The property is unique so you would do well with families who also need to WFH so insurance displacement would be ideal.
