IN Oregon. we have very few derelict houses or building very few.the one area north of downtown ( the old warehouse district) most all bigger cities have those areas.. the City put a 10 year tax abatement for repurposing the buildings to residential so buyers did not owe property tax for 10 years. 

However I am basically ONLY talking about owner occ purchase money loans and mainly for first time buyers..

This allowed me to build a relationship with that seller who had the two adjoining properties.

On the other hand, if you invest $50,000 as a down payment on each of four properties, with a monthly mortgage payment of $1,000 on each property, you could potentially earn $500 per property or $2,000 monthly.

The lenders I have seen that will cross properties as a second lien are generally strictly hard money or asset based.

Would it be possible to share my properties that I have under contract to him without him swooping them from me.

We started with 4 properties.

The only caution was they had to wait for the sale to be recorded so the county could tell them I really did own the property.

It NEVER works out well for the owner.
