I don't know what market you looked at (although I think I guessed) so it's difficult to comment on the competitive situation.

We have a dire housing shortage in Milwaukee, so the market is competitive and everything worth buying sells quick and usually with multiple offers. 

Is your wife prepared to come home to "her" granite countertops, the ones she pleaded with you for year after year before she finally got them, and find multiple chips in them?

Even go from multiple SFHs and consolidate into an industrial building.

I would also encourage you to source leads through a software like TurboTenant which will streamline the process, in conjunction with the handouts found in Brandon's book, and likely provide a better applicant pool as your listing is automatically published to multiple rental listing sites.
