@William Hochstedler While I'm new to investing I may not carry much weight, but I think I'd have to agree after watching the market here for a short period of time.

They are more weighted upon sales approach as they are still considered residential.

I put more weight into Cashflow and CoC Return than I do the others.

I am not suggesting they can't do it but there is a little bit of a learning curve, ie...the size and weight of the home will determine the size of crane and some times, although rarely, two may be needed. 

Generally less expensive and lighter.

Even if you have a different weighting system on what type of people commit certain types of offenses, the job market does not.And losing a job is the number one factor in tenants being evicted.For a felon, finding a job becomes very difficult.
