With that being said, we would love to pay off debt and lower our payments so my husband can leave his other job but on the other hand, i'm wondering if it would be a better option to obtain a cash out loan for an investment property.

@Christopher Rodriguez As someone who used a VA loan to get into RE (lived in first then rented), I can share some first hand experience with you.

Currently I own a hand full of single family homes and some multiplexes up to 4 units. 1031 exchanging out of them to get into something much bigger.

I did a lot of deals in San Diego after the crash and I knew the market like the back of my hand.

I might have a deal on my hands. 

Does anyone have any first or second hand experience with this company or does anyone have any other suggestions for property management in that county?

Obviously, the home could be sold as the old sq ft and the investor/buyer can just go and permit it for the increased sq ft,  but I would think that the county automatically will go and assess the home as soon as it changes hands since this the county has probably seen this before. 

How can I take matters in my own hands and handle this issue so that I can close by the 30th. 

I see a handful of good reviews online but would like to hear experiences from other investors if they've used them before.
