Shame on you for lashing out at someone without giving benefit of the doubt and/or doing more fact finding to support your own accusation.

If you have a down payment and monthly payments going toward the pay down of a property you have essentially created a mortgage and unless you are a mortgage broker and have qualified the tenant buyer looking at all of their financials as a bank would in order to extend them a loan you may be accused of being a predatory lender which, if found guilty, can come with very high fines or worse.3.

Now tenant states that she is sure there is mold between the ceiling from the water leak and that's why she is sick all of the time, accuses us of neglect and many other choice phrases.  

Maybe save yourself the expense and have your friends park in the driveway for street.Thanks for your helpJayEnd of memo.A couple of observations here–I knew the tenant was the one parking on the front lawn but I did not accuse him of that and suggested that it was his friends (defuse).

There were a few small stains on the carpet in one of the girls rooms and the living room last visit, but that's it.

It's one girl living by herself, so she didn't seem to be bothered by not having it.
