I was sued one time by a guy claiming we took his flat screen etc - even though we had pictures and full inventory and proper procedures for all of the rest of his belongings.

Our clients and customers are banks and credit unions who need help with operational issues like creating lending policies and procedures and credit matrixes for underwriting, specialized servicing procedures and specialized collection and recovery procedures.

These procedures may have ZERO applicability to Indiana RE Law & Procedures, but as @Jay Hinrichssays, Law of Agency is fairly Universal. 1.

I am new to the industry of real estate and I have been reading and educating myself on some steps and procedures of purchasing real estate in America; particularly Florida.

I would also think that if you and your agent followed all procedures correctly, the sellers agent should be screaming at her clients to return the money and/or dropping those clients like a hot potato.

Be sure you follow the state's law on move-out procedures, returning what's left of their deposit, etc...

Detailed criteria and policy/procedures on your application is key.  

Standard operating procedure for my Muncie houses is to buy low, throw in vinyl plank where you can and make the upkeep as little as possible.  

That's just greed at it's finest..... and don't allow less than 2-3 day stays, no last minute check-ins, etc, you're literally begging for a party.Too bad a few greedy, not very smart owners have to ruin it for everyone....human nature I suppose.....

I simply explained that I wanted proper documentation showing that this is a standard procedure, and I was nervous about where my money was going.
