Otherwise, the seller could potentially be so tripped up with (unjustified) paranoia during the verbal negotiation stage that I somehow am taking advantage of them that it will hamper their decision making ability, and hence, be paralyzed with indecision and most likely hire a Realtor to represent them and then before you know it the property will be on MLS and a bidding war ensues.

Re: retirement, I haven't made any definite plans at this early stage, though I'd probably be happy living in most areas of the US and have also thought about parts of Europe or possibly other areas.

As I understand, in excess of 80% of all futures contracts in oil & gasoline are not the manufacturers that sell to refineries/retail buyers, its speculative investors that have no intention of taking actual possession of the oil/gasoline.

I've never heard of being able to use excess bid amounts to pay sub taxes, but it's worth a look at the state statutes.
