There may also be an investor who would be willing to work with you for owner financing for a couple years, then do a refinance with bank financing after you have some history with the property. 

will this be an income property, flip, hold for equity growth?

I can provide my last two tax returns which will show a much lower income than I am making now, so that could possibly be an issue, but I can also show current paystubs.
