I know all deals have a price that makes them a good deal, when running the numbers I tried to be a little more cautious.

It NEVER hurts to be cautious. 

Thanks J,Since this is my first, I am trying to be cautious and therefore investing CASH, giving me an opportunity to absorb any make mistakes that I might make :)I am a bit concerned about abandoned properties on the near by street... but this is 'up and coming' area so I hope they will be rehabbed in the future...

I too have considered turnkey companies, and am in the process of researching if that route is a good fit for our investment goals, whether this or that company would be a worthy partner, and being cautious until I know what and who I'm dealing with.

Just always be cautious.

In the future, I'm definitely interested in doing deals and such with someone, however, I'm being cautious no to overextend myself (I'm still active duty military...kind of takes up some time). 

Assuming it passes the inspection, and the work completed is verified, should I be concerned or cautious with continuing with this deal?  

Be cautious of random people reaching out to you saying “I’ve got assets all across the country, just provide me your buying criteria”. 

I would be VERY cautious when purchasing anything where you are heavily relying on the oil worker population.
