My method is slow but very conservative and works for me but I wanted to pick someone's brain who invests in these areas that has a better method, looking to accelerate wealth. 

At least apply principal acceleration against a loan that sucks!

It has drastically accelerated my growth as a newbie investor.

Fundamentally I hate debt so I have an internal struggle with not accelerating debt payments even though I know it may be smarter or more efficient to keep the cash ready for future investments. 

You can transfer the property into an LLC after you close but risk having the loan accelerated.

Not uless the government bails out borrowers, which is unlikely to happen as they're moving in the complete opposite direction by trying to hinder student debt relief rather than accelerate it.

All you do is you accelerate depreciation!

Part 1: yes, even if it's only part of the year you can do a cost segregation and get accelerated depreciation. 

That does build wealth, but you can accelerate growth by moving capital into bigger deals every now and then. 

I was told the same about not locking in rates, which is infuriating as you get the feeling the underwriters are getting bonus points for taking longer, especially recently with accelerating rate increases.
