There is still room for a ton of growth in Gulf Shores.

My preliminary research shows that a basement conversion is the way this is done over there, but I was really hoping to not have to share walls with a tenant, more for their sake than mine since I have dogs, but if that's the temporary cost of attaining financial freedom, I suppose I can live with it, though I may come back posting asking for a sound proofing contractor some day lol

Look into Marion Oaks or Silver Springs shores.

If I lived there, I would probably put a dock in vs sitting at a muddy shore, but for a rental, I doubt it would bring in one more cent rent and insurance would probably go up.I see 5 covered spaces, Ideally each unit would have 2 spaces for renters cars and an extra space for overflow.I also see in the insualtion pic, concrete spalling.

My broker suggested since my 2 family will be passive Income do HELOC for the single family home any one done this or think its wise to do There are many factors, but the advice I've been given about utilizing HELOCs is to utilize them for temporary investments that can yield great returns. 

I sell portable buildings that can be used for temporary housing, guest quarters, sleeping quarters etc and have thought about pursuing a larger property to develop a community.

It does help to talk to your lender about temporary (2-1 and 3-2-1) and permanent rate buydowns, evaluate other possibilities such as the 5/1 ARM, and keep an eye out for other creative financing options to make the most of the current environment.

Know what you know, and what you don't know or have, shore up! 

After running it the smell did disappear but it was only temporary.
