You can do a google search for a 1031 tax calculator to get a ballpark idea (you will need a few data entry points (sale price, depreciation taken, balance on the loan, 1031 fees, etc.) 

Our strategy is to buy and hold, benefit from the positive monthly cash flows, and sell after about 5 years of stress free property management.The issue I am having is selecting finishes that are reasonably affordable (dare I say cheap), durable for renters, and still get top $ on an appraisal when we go to refinance.

Anyway, I've been going through the Hawaii landlord-tenant handbook, googling, searching BP, etc. and haven't been able to find the answer to this. 

I'll search for a CPA though. 

The borrower should always ensure they have a solid estimate of how long their project(s) will take and run various scenarios of numbers to select the most optimal terms.

Some assessor databases are easier to specify your search than others.

Search BiggerPockets for reviews of him and you'll find that it's not worth it...
