Ask the seller for all applications and leases and review the income for the girlfriend to ensure she meets your criteria by herself.

John will be doing the remodeling to convert the garage and do the addition to bring it up to 10 beds for the residents.The way I understand and asked my attorney to draw the lease (I should be reviewing the draft within a week or so) is John can exercise the option at the end of the lease not prior.

I was just thinking about this as I was reviewing a 56 page contract for accuracy and missing initials.  

It is good to keep those additional expenses in mind when reviewing buy and holds, as you should always budget things like vacancy, CapEx, insurance, etc.  

I use Brandon's Deposit to Hold form as a guide and I had it reviewed by my lawyer and got the thumbs up.

I found all three companies on Angie's List and the the Quality Roofing and Construction had 18 reviews.

After reviewing this recent one that I like, I feel like I am missing something in my analysis here.
